Online Property Management Software

Landlords might be able to manage their properties and collect rents using a new online software called Buildium. Shelley Elmblad introduced the software in her blog at About Financial Software. I have been recommending Quicken Rental Property Manager, accounting software, or even a plain old spreadsheet to owners of rental properties. Like Shelley, I'll have to check out this new software and see if it makes accounting for rental properties any easier.


I own a small apartment and have been checking out demo versions of most rental management software. The Quicken Rental Property Manager you have been recommending is one of the worst. Although cheaper than many, it’s extremely limited function and many annoying features (or lack thereof) are extraordinary given that this is from a major company. It looks and functions like a cut-rate junk software that they purchased and haven’t updated. One glaring omission is that there is no way to export data to a word processor, so there is no way to use the information in your database to do mail merges to tenants. This is such a basic requirement for any rental management software that an owner would be foolish to buy this software.
I’m not sure if my comment will be posted, but I actually make on-line property management software. I happen to think our product is pretty good; I’ve talked to a lot of investors who’ve grown to really hate not only Quicken’s PM product, but Intuit as a company – their customer service is godawful. If you don’t like our offering, we have several competitors who also offer pretty good tools.

my company currently uses Buildium Property Management Software. It’s excellent software for pennies of how much it’s worth. My tenants make payments online, and all my accounting information generates as my leasing agents input it over time. Our owners have really enjoyed the software and print quarterly reports based on their ownership. It’s better then other ones we’ve tried, and starts at only $9.99.
